A low hourly price is not a quote for your complete job.

Describe the work

List rooms, approximate size and the tasks you want completed. Separate regular cleaning, an empty-unit handover and renovation debris. Note furniture that stays in place and building access restrictions so each provider prices the same conditions.

Service exclusions matter: IKEA Malaysia’s assembly page is a useful example of a provider defining what a service does not include. It is not a cleaning-service recommendation. For cleaning, request the actual provider’s own written scope rather than borrowing another service’s terms.

Compare labour and extras

Ask how many people attend, how long they stay and who supplies equipment. Two people for two hours and one person for four hours offer the same arithmetic labour-hours but can suit different jobs and schedules. Ask what happens if time runs out.

A fictional RM180 booking plus RM60 in necessary extras costs more than an equivalent RM220 all-inclusive quote. Add travel or building charges only when stated. These are example totals, not local market rates or a quality ranking.

Agree the finish

Choose the priority tasks before arrival and require approval for extra time. Keep specialist or hazardous work outside a routine booking unless the provider explicitly covers it. Do not improvise chemical instructions to save money.

At completion, compare the work with the agreed list and retain the receipt. Use the provider’s support process for omissions. We have not tested a cleaner, inspected a property or promised a hygiene result.
